Financing a Mobile Home in Bryan County, OK background

Financing a Mobile Home in Bryan County, OK

How mobile home financing works in Bryan County, OK: home-only, land-home, FHA, VA and USDA loans, with real price examples from Hench's in Calera.

10/13/2026

If you're shopping for a mobile home in Bryan County, whether you live in Calera, Durant or out in the county, the first big question usually isn't the floor plan. It's how you'll pay for it. This guide covers the main loan types buyers use for manufactured homes, what each one asks of you, and what real prices look like at Hench's in Calera. That way you can walk into a lender's office (or onto our lot) knowing what to ask.

Start with one question: are you buying land too?

Most manufactured home loans fall into one of two groups, and which one fits depends on where the home will sit.

Home-only (chattel) loans finance just the house. They're common when the home goes on land you already own, on family land, or on a leased lot in a community. The home is treated more like personal property than real estate, and the paperwork is usually simpler.

Land-home loans finance the home and the land together as real estate. The home is set on a permanent foundation and the two are mortgaged together. This route opens the door to government-backed mortgage programs that only work when the home is real property.

Neither one is automatically better. It comes down to your land situation, your credit, and how long you plan to stay.

Government-backed loan programs

Several federal programs back loans on manufactured homes. The government doesn't lend you the money. Approved private lenders do, and the program insures or guarantees the loan. Here's what the official sources say:

  • FHA Title I. HUD insures loans from FHA-approved lenders for a manufactured home alone, a lot alone, or a home and lot together. You must intend to live in the home as your principal residence. If the lot is leased, HUD requires a three-year initial lease term and at least 180 days' written notice before the lease ends. (HUD: Financing Manufactured Homes)
  • FHA Title II. This is FHA's standard mortgage program, used for land-home deals. To qualify, the home must be classified as real estate, built after June 15, 1976 to the federal construction standards (shown by its certification label), and set on a permanent foundation built to FHA criteria. (HUD reference guide)
  • VA home loans. VA lists buying "a manufactured home or lot" among the uses of its purchase loan. If you're a veteran or service member, ask a VA-approved lender how the home will need to be set and titled for your loan. (VA purchase loans)
  • USDA Rural Development. USDA's guaranteed loan rules allow financing a new manufactured home, along with its transportation, permanent foundation and installation, plus an eligible site if you don't already own one. The home and site must be covered by a real estate mortgage, the home must be at least 400 square feet, and a loan won't be guaranteed for furniture. USDA loans also come with location and household-income requirements, so check eligibility for your exact address with a USDA-approved lender. (7 CFR 3555.208)

Program rules, loan limits and fees change over time, and every lender adds its own credit standards. Treat this as a starting map, not a final answer, and confirm the details with your lender.

What the numbers look like at Hench's

Rates depend on your credit, your down payment and the lender, so we won't guess at one here. What we can share is real posted prices. Here's a range of homes currently listed at Hench's Country Liv'n Homes of Calera:

Single-wides. The Hickory is $61K for 3 bedrooms, 2 baths and 869 sq ft (14' x 66'). The Aspen is $70K for 3 bedrooms, 2 baths and 1,140 sq ft (16' x 76').

Double-wides. The Oak is $95K for 4 bedrooms, 2 baths and 1,475 sq ft (28' x 56'). The Panama is $113K for 4 bedrooms, 2 baths and 1,474 sq ft (28' x 56').

Larger homes. The Odyssey is $145K for 4 bedrooms, 2 baths and 1,916 sq ft.

The jump from a single-wide to a double-wide is usually the biggest swing in what you'll finance. Compare the Aspen and the Oak above: about $25K more buys a fourth bedroom and a wider floor plan. Knowing your comfortable monthly budget before you shop makes the choice a lot easier.

Hench's says its prices include delivery, setup and air conditioner installation. That matters for financing, because those are costs you'd otherwise have to budget for on your own. Site work such as a driveway, utilities or a permanent foundation for a land-home loan can add to the total, so ask what your particular site will need.

Easy financing options at Hench's

You don't have to line up a loan before you visit. Hench's offers easy financing options, and you can start right from the website with the Apply Now button. It's a good way to see where you stand before you pick a floor plan. Bring a few things to the conversation:

Your land plan. Do you own land, plan to buy some, or need a leased lot?

Your budget. Know the monthly payment you're comfortable with, not just the price.

Your eligibility. Mention whether you're a veteran, or whether your land may be in a USDA-eligible rural area.

One Hench's customer called buying here "a no pressure experience," and that's the goal: answer your questions so you can decide on your own timeline.
